The Office of the Building is open from 8:30 a.m. to 5:00 p.m., Monday
through Friday. All questions regarding any aspect of your occupancy,
including services provided, are to be directed to the Office of the
Building. Our office phone is answered 24 hours per day, 7 days per week.
After business hours, Building Security or our answering service will be
able to reach building personnel in the event of an emergency.

2. MOVING IN:
The company you
select to move your furniture and personal property into the building
must contact the Office of the Building for move-in procedures and to
schedule the service elevator. You should plan such activities for
after 5:00 p.m. weekdays or anytime Saturdays and Sundays.
In making your
arrangements, please note that the Tenant or mover is responsible for
arranging the removal of all trash and packing associated with the
move. The moving company is required to carry insurance and to name
the Regents of the University of California, as additional insured.
Please call our office for a copy of the University's insurance
certificate form.
3. KEYS:
Keys to your premises
are available through the Office of the Building. Each new tenant will
be issued 3 sets of keys at no charge. Additional keys may be ordered
at a charge of $2.00 per key. Please submit a work order to the Office
of the Building to order keys. Keys can only be duplicated by the Office
of the Building.
4. TENANT
IDENTIFICATION/DIRECTORY LISTINGS:
The directory board
is located in the Main Lobby. To order directory strips, the tenants
must send a written order to the Office of the Building indicating the
listing desired, the suite number, and the exact manner in which it is
to be displayed on the directory. Your listing must conform to the
building format, and no listing which suggests or resembles
advertising is permitted.
5. SUITE
IDENTIFICATION:
All door signage for
tenant suites shall be ordered through the Office of the Building.
Tenant signage shall comply with the requirements of the Americans
with Disabilities Act, and building management has selected a sign
frame that complies with these requirements. Tenant signage shall be
billed to the tenant.
6. BUILDING SECURITY AND
SAFETY PROCEDURES:
A. Building Hours:
Lobbies are open
on weekdays from 7:00 a.m. to 6:00 p.m. The building is secured
all day Saturday, Sunday and on Holidays and a Bruin Access card
or temporary building pass is required for admittance. To arrange
for a Bruin Access card, please contact
Mary Stepp via email in the Office of the Building.
B. Lobby Doors:
When lobby doors
are locked, a night bell to summon the security guard for
after-hours admission or exiting through the main doors is located
near Wilshire entry doors. In an emergency, you can exit at the
loading dock by walking through the mail room and turning left as
you enter the dock area.
C. Signature Cards:
Signature cards
are available from the Office of the Building. This card will be
the Building Security Officer's Control Card and should bear
signatures only of those persons authorized to issue removal
permits or after-hour entry passes to the proper personnel in your
organization. When you issue a pass, it should be signed by one of
the signatories as reflected on the Control Card.
D. Suite Access:
Entry into your
office must be by your OWN key. Security officers do not have
office keys and building employees are instructed not to unlock
any office or tenant area. If you forget your key and there is no
one in your office who can open the door for you, the Security
Officer on duty can contact one of the people listed as Emergency or
After-Hours contacts
for your office. With their approval, if an engineer is on duty,
the engineer can open your suite. On Saturdays, an engineer is on
duty form 6AM - 2PM. No engineers are on duty during the balance
of the weekend.
E. Passes and After-Hour
Entry:
For the benefit
and security of all tenants, entry into the building after or
before the normal business hours is permitted only upon authorized
after-hours access designated in the BruinCard system or by
temporary approved access arranged by an authorized person in your
office.

number of passes required. We will send a supply of passes in
blank form which only your authorized executive(s) should sign and
issue. Please send us a letter notifying us when you assign an
after-hours pass.
F. Removal Permits:
Removal of
furniture, equipment and business machines from the building is
permitted only upon presentation of a removal pass or on tenant's
letterhead signed by the tenant's authorized official, authorizing
such removal. (Please be as specific as possible.)

G. Fire Stairwells:
The stairwells
are the only safe means of exit during an emergency. DO NOT USE
THE ELEVATORS. If you are in an elevator during an emergency, it
will take you to the ground floor and the doors will open. Please
remember to be calm; WALK! DO NOT RUN.
H. Security
Recommendations:
We are always
interested in maintaining maximum security protection for our
tenants. With this thought in mind, we recommend the following.
1. Keys for
entrance doors, cabinets, or files where valuables are kept
should not be left in unlocked drawers.
2. Upon
leaving the premises at the end of the day, lock doors and
then try doors to determine if they are properly secure.
3. When an employee entrusted with
an entrance key leaves the tenant's employ, consideration should
be given to changing the lock cylinders. In addition, please
send the Office of the Building an updated employee list.
Employees should be periodically cautioned about leaving
articles of value such as pocketbooks, purses, jewelry, etc., in
any unattended area.
4. Instruct
your personnel, especially your receptionist, to notify the
Building Manager of any suspicious loitering in or about your
premises or of any persons soliciting door to door.
5. Be
suspicious of any people who enter your office and who after
finding it attended, make excuses that they have the wrong
company or room number.
6. After 5:00
p.m. most receptionists' rooms are left unattended so be sure
the entrance door to your office is locked.
7. BUILDING SERVICES AND
FACILITIES:
A. Maintenance
Requests and Repairs:
Calls concerning
the building operations and services of any kind should be made to
the Office of the Building. Do not attempt to contact the day
porters or engineers directly.
B. Heating and
Air-Conditioning:
The entire
building is climate-controlled and any change or request for
adjustment required to maintain a comfortable environment should
be referred to the Building Office, as only the engineering staff
is properly trained to adjust the system. It would be appreciated
if air-conditioning calls could be channeled through your Office
Manager to eliminate several calls being received from the same
office.
Air-conditioning
and heating are provided during normal business hours which are
6:00 AM to 6:00 PM Monday through Friday and 8:00 AM to 2:00 PM on
Saturday. Requests for additional service outside of these hours,
for which there will be a charge, should be made in writing to the
Office of the Building. A minimum of 72 hrs. notice is required.
C. Service Elevator
and Deliveries:
A service
elevator for deliveries is available from 7:00 a.m. to 4:30 p.m.
Monday through Friday.
All move-in or
move-out of furniture should be scheduled after 5:00 p.m. or on
Saturday or Sunday. Any known delivery which requires an extended
period of time to off-load should be scheduled in advance, in
writing, with the Office of the Building.
All deliveries
must be made through the service entrance of the building, and
then via the building service elevator.
D. Cleaning Services:
Normal building
standard janitorial services are provided Monday through Friday
nights, except holidays. Occasionally the night cleaning people
might miss emptying a wastebasket. If this occurs, please call the
Office of the Building so that a day porter can be dispatched to
rectify this problem.
Any large amounts
of trash that don't fit inside wastebaskets should be marked with
ATrash/Basura@ signs that can be obtained through the Office of
the Building. The janitorial crew will not remove anything outside
of a trash receptacle unless it is tagged with a trash decal.
Do not rest work
or other items on the trash receptacles. Items resting on trash
receptacles shall be deemed trash and will be thrown away.
Recycling is
provided by the building. Recycling receptacles must be marked
with blue duct tape which is available through the building
office.
E. Mail Room:
The building is
equipped with a U.S. Postal Room, complete with Federal Express,
Airborne Express, and UPS services, which is located adjacent to
the ground floor lobby. Tenants will be provided with locked mail
boxes for their incoming US mail and a postal box is provided for
all outgoing letters and packages.
The nearest Post
Office located in Suite 150.
Hours: Monday-Friday 8:00
a.m. to 5:00 p.m.
8. RENTAL REMITTANCES:
Rent will be
recharged to your account and fund numbers as requested by your
accounting department. If there are any changes to the account or fund
numbers we are currently using, please notify the Office of the
Building in writing by the 15th of the month.
9. HOLIDAYS:
The Management Office
and the Building will be closed on most legal holidays. A notice will
be distributed in advance whenever the Office of the Building and/or
the Engineering staff will not be on duty.
On holidays when the
Engineers are also not on duty there will be no A/C or heating
provided for the building.
For your safety and
convenience building security is provided 365 days a year and can
always be reached in case of emergency.
10. PARKING GARAGE:
The parking for the
building is operated by AMPCO SYSTEM PARKING. They may be contacted at
794-3078. Interim Parking Manager, Hernan Reyes, will coordinate parking
requirements.
The garage hours
Monday thru Friday are from 6:00 a.m. to 7:00 p.m.. If you intend to
be working later than 7:00 p.m. it is required that you move your car
to the surface lot before lock up. If you are unable to do so,
Security can open the garage gate for you. Saturday the garage is open
from 9:00 a.m. to 2:00 p.m. Again, remember to remove your car from
the garage before lock up time. On Sunday, the garage is closed.
EMERGENCY PROCEDURES
We have attempted to
assemble data and instructions within this guide that may prove useful to
you regarding safety.
It should be understood
that every situation differs and that specific rules cannot possibly be
written to cover each and every emergency.
We hope that this guide
will aid you sufficiently so that you will be safe in the event of an
emergency.
Awareness of this
information and the establishment of a training program by each tenant is
recommended.
If our advice may aid you
in any way, do not hesitate to call upon us.
In the event fire is
discovered in your office, please remain calm and follow these steps:
- Call 8911
- Give the following information:
- We are in the high-rise building located at 10920 Wilshire Boulevard
in Westwood.
- Your floor number and suite number.
- Your name and as much information as you can.
- Stay on the telephone long enough to know that the information was received
and understood.
- Notify your Floor Wardens, Office Manager of your suite and others of responsible
position in your suite.
- Call the Office of the Building at (310) 794-0671.
EVACUATION
If it becomes necessary
to evacuate, WALK to the nearest stairway, as shown on the evacuation plan
permanently located in the elevator lobbies. WALK DOWN and OUT of the
building and AWAY from the building to avoid falling glass. NEVER use
elevators as they may become inoperable and will be placed on manual
control for the Fire Department.
Small fires may be put
out by use of fire extinguishers if you know how to operate them.
Never use water to
extinguish an electrical fire. Do not attempt to fight a spreading fire
alone. Do not go back into a fire area and risk becoming a victim.
A Floor Warden, or
someone selected by your suite manager, should direct employees when
evacuating to assure orderly evacuation and to keep employees away from
the buildings if a complete evacuation is called for. Do not return to the
building until advised by the Fire Department that it is safe to do so.
Tenants may hold fire
drills and practice evacuation of their suite or floor by making prior
arrangements with the Fire Department through your Floor Warden.
(Arrangements MUST be made in advance through the Building Operation Manager in
order that other tenants may be notified prior to your drill). The
building conducts a fire drill at least once per year.
WHAT YOU CAN DO TO
PREVENT FIRES
It is to your advantage
to designate one person on your floor or suite to be an inspector for
conditions that cause fire.
- Do not allow accumulation of trash or waste material that is flammable.
- Throwing trash, empty boxes, excelsior and other packaging materials in the
staircases is NOT permitted. It is your exit and could trap you in an emergency
if full of flammable material.
- Rubbish and waste is normally removed from your suite by the Building Maintenance
Contractor at night only.
- In the event a waste paper basket catches fire, and no water is available, turn an
empty basket over the burning fire. If handled correctly, the fire will extinguish without
oxygen.
- Keep waste paper baskets away from draperies.
FIRE OR FLOOR WARDENS
The Fire Department has
recommended that each Tenant appoint a "Warden". Full floor
Tenants should appoint two. These Wardens should be volunteers employed by
the Tenant or tenants of that floor, and should be personnel who command
that respect of fellow employees, are generally calm during emergency
situations, and who are familiar with the building exit, both up and down.
Recommended check list
for floor Wardens:
- Learn where exits are so that you may direct traffic properly.
- Never attempt to use elevators.
- Learn the location of Fire Extinguishers and proper operation of each type of
extinguisher.
- Do not attempt to use a water or soda acid extinguisher where electrical appliances
or other electrical equipment is located. Familiarize your co-workers with the operation
of equipment, according to instructions on the labels of the extinguishers.
- For electrical fires, use only Dry Chemical or CO2 extinguishers. It is suggested
that each Tenant purchase a CO2 or Dry Chemical extinguisher. Multi-floor Tenants must
have at least one extinguisher on each floor. Xerox machines should have an
extinguisher mounted nearby.
- Direct all traffic to stairs.
- Direct employees away from the building (if it is necessary to evacuate the
building) in order that the Fire Department may have unhampered access to the
building, and most important, that employees are not injured by falling glass, etc.
- Have an up-to-date list of all Emergency Telephone numbers ready for use if
needed: Fire Department, Police Department, Building Manager.
- Know and meet with the Wardens of other floors. You may wish to arrange to have
the Fire Department discuss Cause, Effect Remedial Actions, etc.
with all Wardens in this building.
- Do not hold fire drills or evacuation drills until you have notified your Building
Manager so that all Tenants may be aware that it is a drill and not an emergency.
BOMB REPORT OR THREAT
Any person receiving a
call that a bomb has been placed in your suite or building should make
every effort to get as much information as possible from the person
calling. Whoever answers the phone must try to extract the following
information.
- Where is the bomb located?
- When is it set to explode?
- Is the explosive contained in a box, briefcase, etc.?
- Keep the person talking. Find out all you can--even ask the caller for
his name and address.
Call Emergency - 8911 and
give them your name, your company, the address of the building you are
located in, your floor and suite number. Repeat any information the caller
may have given you word for word.
To prevent panic, notify
your Floor Wardens and your company supervisors. Issuance of orders to
evacuate will be the decision of your company supervisory personnel or the
Police Department.
If you are ordered to
evacuate, follow the same procedure as in a fire using the stairs, not the
elevators. Remember to take purses, packages, briefcases, suitcases; all
of these are suspect and may be destroyed by the Bomb Squad if left
behind. Furthermore, in case of evacuations, security coverage could
lapse.
Call the Building
Manager.
Do not touch or handle
any unusual objects you may find. Report it to the authorities.
Be aware of any
suspicious persons entering your suite. Out of the ordinary activity
should be reported to the Bomb Squad.
BOMB EXPLOSION
In the event of an
explosion of a bomb, without warning, there will probably be a fire and
possibly injuries from the explosion. These steps should be followed.
- Follow fire procedures.
- Evacuate the premises. Exit in an orderly manner--DO NOT run or push and do not
use the elevators. Remove injured from vicinity of fire, using extreme care.
- Call Emergency -8911
- Call the Office of the Building (310) 794-0671.
NOTE:
All switchboard
operators or receptionists should be thoroughly trained to react
promptly and properly. Good communication is a MUST.
Post a floor plan in
a conspicuous place so that your employees can become familiar with
exit locations.
